For the past decade, I've worked in the Greater Toronto Area's residential construction industry as the Pre-Construction Manager with my family's home building company, BVM Contracting. My job has always been the same: turn ideas into projects that can actually be built—on-time, on-budget, and without surprises.

And what I kept seeing was a problem no one was addressing.

Homeowners were coming to us with vague plans, incomplete drawings, little interior guidance, and no real understanding of construction costs. Designs looked good on paper, but they hadn't been tested against reality—real pricing, trade sequencing, or material availability.

Too often, the design process ended at "permit-ready," leaving homeowners to figure out finishes, details, and logistics during construction—when changes are expensive, stressful, and disruptive.

I've spent years explaining the same truth: proper planning takes more time and costs more upfront—but it leads to dramatically better outcomes once construction begins.

Initial consultation to understand your project goals, assess site conditions, and confirm constructibility parameters. We only progress to a proposal and tier recommendation if we think your project is constructible and within your desired budget.

If your project is constructible, we provide a detailed proposal with the recommended tier based on your project complexity and budget alignment. We also give a detailed breakdown of process steps, design schedule, and project management plan to set expectations upfront.

  • As-Builts, Site Plan & Concept Designs

Accurate site measurements, concept layouts, initial interior design direction, and first constructibility checkpoint. Preliminary zoning review if needed (if you live in a municipality that offers it).

What is Your Constructible Design Guarantee?

Our Constructible Design Guarantee is our good faith obligation to our clients that we will not set you down a design path that you inevitably cannot afford. We take a lot of pride in setting expectations early on in our process, and our goal is to have 100% of our projects actually getting built, so we take this guarantee very seriously. If there are material changes to your scope during the design process that will change your budget, we ensure that those changes are documented and you understand the implications of how those design changes affect your budget.

How is The Constructible Design Co. different from an architect?

An architect does most of what The Constructible Design Co. offers on the residential design side, but they often fall short when it comes to providing the required construction costing feedback. They usually rely on "shopping" plans around to builders in their network and getting varying levels of buy-in, because builders know they are one of three quotes. This leads to risk, because you (as the client) are relying on costing from builders that may not be accounting for every item necessary to complete your project, which often leads to additional costs during construction. There is also a wide range of service levels among architectural firms. Some provide very detailed drawings, while others do not. Much like BCIN designers, there is no standardized service offering across architects.

How is The Constructible Design Co. different from a Design-Build Company?

Instead of providing biased support to funnel you to a specific builder, we have created a builder-led design company that gives you the ultimate flexibility to choose whichever builder you want to work with, without sacrificing cost alignment during the design phase. This is a new tier of service — pre-construction certainty. Design-build companies typically operate in limited geographies, while The Constructible Design Co. works across Ontario.

Can you work with my existing architectural partner or interior designer?

Not at this time. We have a team of vetted architectural partners who are bought into our process and mission. Though The Constructible Design Co. does not work with external architectural partners or interior designers, BVM Contracting has a separate pre-construction service that allows them to attach themselves to your existing architect or design team. Do I have to build with BVM Contracting?

Absolutely not! We have identified a gap in the marketplace for providing comprehensive, builder-led support and realize that there are many talented builders who have various backgrounds and expertise. While there is overlap with some of our design projects to work with BVM, it is not a requirement.

What does a typical design timeline look like?

Design timelines depend on the complexity of the project, the location of the project, and which tier you are looking to purchase. Proper planning takes time, so it would be a good idea to give your design between 6-12 months to properly plan.

What areas do you serve?

We are able to serve all around Ontario for tier 2 and 3, and tier 1 is available for projects in the GTA, Durham, and York regions.

How do fees work across the tiers?

Fees are charged based on project size, complexity, and type. During our free discovery call we can usually give you an estimated range for the desired tier you are looking to purchase, and finalize that pricing with a proposal once we have additional project information. Our goal is to present a proposal that is fixed price and includes everything you will need to execute a constructible design, and can even estimate permit costs for your local municipality so you have a total budget for your design costs.

What types of projects do you work on?

We work on interior renovations, custom homes, home additions, garden suites, laneway suites, and multi-unit development projects. If you own your piece of property and want to complete a substantial renovation or home building project, we are the team to contact!

Do your fees include permit costs?

They typically do not, but we will be able to provide you with an estimate so you have an accurate idea of potential costs to get the required permits for your project.

How long have you been in operation?

The Constructible Design Co. is a newly established company, but within that company is over 25 years of residential design and planning expertise between our core team.

How much do your services cost?
